Selling a house in Detroit: Register of Deeds appointments and the 30-day vacant house rule

A deed for a Detroit house is recorded by the Wayne County Register of Deeds. Since October 1, 2025 the office works by appointment only, with slots from 8:00 a.m. to 3:50 p.m., and it does not take walk-ins. The 2026 fee is $26 plus a $4 state survey fee, so $30 a document whatever the page count. The county's recording page says the state and county transfer taxes are due when the deed is recorded, unless an exemption is noted on it. A warranty deed also has to be certified by the Wayne County Treasurer for paid taxes before the office will record it.

If taxes are behind

The Treasurer's timeline starts with a bill from the local treasurer. Taxes unpaid at the end of February become delinquent on March 1 and move to the county, with a 4 percent administration fee and 1 percent interest a month. A year later the property is forfeited, interest rises to 1.5 percent a month back to the delinquency date, and a $175 fee and $30 in recording fees are added. In the county's own calendar, the circuit court enters a judgment of foreclosure in March, the owner can still pay up to March 31, and on April 1 title passes to the county treasurer. The Treasurer lists payment plans and a hardship extension. It also says a house still in a deceased relative's name may need a probate case, and gives the Wayne County Probate Court number, (313) 224-5706.

After a mortgage foreclosure sale

Wayne County's redemption page says a former owner can pay the buyer directly or deposit the money with the Register of Deeds by the date printed on the Sheriff's Deed. The Register does not calculate the amount. The redemption desk is at 313-224-5862, weekdays 8:00 a.m. to 3:30 p.m.

Vacant and run-down houses

Detroit's vacant property fact sheet says an owner must register a building with the Buildings, Safety Engineering and Environmental Department within thirty days of it becoming vacant. The office is Room 412 of the Coleman A. Young Municipal Center, 2 Woodward Avenue. An inspector then checks the exterior: grass under eight inches, windows and doors in repair or secured, and a posted notice with a local contact name and phone number. If violations turn up, the correction order allows 72 hours for emergencies and 30 days for the rest. The same department enforces the rental ordinance and lets rental owners register and certify. Its Property Maintenance line is (313) 628-2451. The city says a blight fine can be assigned to the owner, to a tenant, or split between them.

Your Situation

Whatever you are facing, there is a path

Life rarely sells a home on schedule. These are the situations we are asked about most, and what each one actually changes about your options.

Four Paths

Four ways to sell in Detroit

Most home-buying companies give you one number. We price your property against all four structures and show you every outcome side by side, so the choice is yours.

The Process

Three steps to sell your Detroit home

  1. 1

    Tell us about the property

A three-minute form or a phone call. We ask what the Detroit property is, what condition it is in, and what you are trying to achieve. No obligation and no cost.

  2. 2

Get every structure it qualifies for, within 24 hours

Not one number. We price the property against all four structures and show you what each one pays and how long each one takes, side by side.

  3. 3

Pick the path and the closing date

You choose. We handle title, the paperwork and the closing costs, and you pick the date that works.

Answers

Selling a house in Detroit, MI — common questions

Do you buy houses anywhere in the Detroit area?

Yes. We buy throughout the Detroit-Warren-Dearborn area and across Michigan, in any condition and any price band. If the property is outside that metro but still in Michigan, we still buy it.

How fast can I get an offer on my Detroit home?

Within 24 hours of telling us about the property. That covers all four structures, not just a cash number. Cash and wholesale close in 7-14 days and 14-30 days; creative finance and novation take longer because they pay more.

How fast can I sell my house in Michigan?

Close With Creative provides a competitive cash or creative financing offer within 24 hours of evaluating your Michigan property. If you accept, we can close in as little as 7 to 14 days, or on whichever date fits your timeline. Michigan closings are handled by title companies.

Do I need to make repairs before selling my Michigan home?

No. We buy all Michigan properties completely as-is. You do not need to clean, paint, repair the roof, fix the foundation, or address code violations. We handle all maintenance and renovation after closing.

Are there any fees or commissions when selling to Close With Creative in Michigan?

Zero. No agent commissions, no listing fees, no closing costs. Michigan charges a state transfer tax of $3.75 per $500 and a county transfer tax of $0.55 per $500. We cover both. The offer you accept is exactly what you receive at closing.

What types of properties does Close With Creative buy in Michigan?

How does Michigan's foreclosure process work?

Michigan uses non-judicial foreclosure by advertisement, typically completing in about 6 months with a 6-month redemption period. Selling to Close With Creative before foreclosure completes protects your credit and preserves your equity.

What is the difference between a cash offer and creative financing in Michigan?

A cash offer means we pay the full price at closing using our own funds, typically within 7 to 14 days. Creative financing structures the purchase over time, often resulting in a higher total payout — sometimes 90% to 110% of market value. We present both options along with novation and wholesale paths so Michigan sellers can choose the best fit.

Can I sell my Michigan house if I still have a mortgage?

Yes. Most Michigan homeowners who sell to us still carry a mortgage. At closing, your existing mortgage is paid off from the sale proceeds through the title company. If you owe more than your home is worth, we may still have creative solutions available.

How do transfer taxes or closing costs work in Michigan?

Michigan charges a state transfer tax of $3.75 per $500 and a county transfer tax of $0.55 per $500. We cover both.

What Michigan cities and areas do you serve?

We buy properties across all of Michigan's major markets. From the Motor City of Detroit to Mackinac Island, from the dunes of Sleeping Bear to the college towns of Ann Arbor and East Lansing. If it's in Michigan, we'll make an offer.

How do you determine the offer price for my Michigan property?

We analyze recent comparable sales, current market conditions, property condition, and repair estimates. Michigan's median home price is approximately $240,000 with homes selling in about 30 days on market. Our valuation process is fully transparent — we share the data behind every offer.
