Reno and Washoe County: the transfer tax rate, installment dates and Reno's citation scale
The Washoe County Recorder, at 1001 E. Ninth Street in Reno, records deeds and also the financing documents behind them, such as deeds of trust and notices of default. Its fee schedule lists $43 for a general document and $293 for recording a notice of default, citing NRS 107.080. The recording requirements page asks for 8 1/2 by 11 inch white paper, a blank 3-inch square at the upper right of the first page, the assessor's parcel number at the top left, and the grantee's mailing address. A deed also has to name the person who should receive the tax statement. The office offers a Recording Notification Service that emails an alert whenever a document with your name or parcel number is recorded, though the office says it cannot promise to catch every filing.
Transfer tax at recording
The Recorder collects the real property transfer tax when the deed is recorded. The rate in Washoe County is $2.05 per $500 of value or fraction thereof, and a Declaration of Value form has to go with any document that transfers title. The tax is based on the selling price or the estimated fair market value. The exemption list in NRS 375.090 includes a transfer between former spouses under a divorce decree, a transfer between owners related in the first degree, and a transfer to or from a trust without consideration when a certificate of trust is presented. Questions go to (775) 328-3661.
Four installments
The Treasurer's office, in Room D140 at the same address, says bills go out by August 1 and are due the third Monday in August, with installments allowed when a parcel's taxes exceed $100. The 2026-2027 dates are August 17, October 5, January 4 and March 1, each with a 10-day window before a penalty. The page says the Nevada Legislature set the four dates and that they are not quarterly payments. Property not paid in full is advertised, and a Trustee's Certificate is filed on the first Monday in June. The owner has two years from that date to pay, after which a tax deed goes to the county treasurer in trust. A buyer is responsible for any taxes not paid at the close of escrow and has to call the office for a duplicate bill at (775) 328-2510.
Reno code enforcement
Reno's Code Enforcement lists abandoned and inoperable vehicles, trash and debris, overgrown landscaping and work without permits among the violations. A Warning of Violation letter gives a compliance date. Administrative citations for homes then run $100, $250 and $500 for the first three. If the owner still does not fix it, the city can record a notice of violation lien with the Washoe County Recorder, and the fines and fees must be paid before it is released.

What is the difference between a cash offer and creative financing in Nevada?
A cash offer means we pay the full price at closing using our own funds, typically within 7 to 14 days. Creative financing structures the purchase over time, often resulting in a higher total payout — sometimes 90% to 110% of market value. We present both options along with novation and wholesale paths so Nevada sellers can choose the best fit.
Can I sell my Nevada house if I still have a mortgage?
Yes. Most Nevada homeowners who sell to us still carry a mortgage. At closing, your existing mortgage is paid off from the sale proceeds through the escrow or title company. If you owe more than your home is worth, we may still have creative solutions available.
